Most beachfront property in Costa Rica (also known as Maritime Zone property or the ZMT) represents a huge opportunity, but ownership of this land is different from the ownership of titled property. The "Beachfront" in Costa Rica is considered any land that is within 200 meters (650 feet) of the high tide waters of the Pacific. This land can never be bought or sold, but rather, under specific conditions can be granted a concession for a specific use.
